Pre-Ordering 2k19

When I login to MyTeam, I have received notices to pre-order the Anniversary Edition with Lebron on the cover with a 10% off. Is this only for a digital copy?

I’d prefer to buy a physical copy but get the same deal? Any way to do that? Any input would be great!
